Residential Letting

Our letting service includes:

• Initial property visit & evaluation of your property
• Photograph and advertise your property at agreed rental prices
• Arrange property viewings with appropriate clients
• Reference check potential tenant(s) approved for rental
• Collection of Security Deposit and 1st Month’s Rent
• Draw up legally binding Lease with Inventory of Contents
• Complete registration with the RTB
• Transfer of utility bills into the Tenant’s Name (ESB, Gas etc.)

In addition to the services listing under the Let Only Service, our management element of the service includes:

• We become the main point of contact for your tenants with any issues or for after-hours emergencies in relation to the property
• Financial management of your letting to include monthly statements with detailed income & expenditure
• Actively monitor the rental income and conduct rent reviews as per RTB regulations on your rental property
• Proactively resolve maintenance problems as they arise, consulting with you on any major items
• Conduct periodic property inspections during the tenancy
• At end of tenancy, inspection report to analyse the condition of the property and a full breakdown of the deposit amount to be returned
• Non-Resident Landlord – monthly financial statements deducting the necessary 20% withholding tax and pay directly to Revenue on your behalf
